Requirements with Mortgage Guarantee  

Documents to be submitted by the customer:

  • Legible and valid/updated two-sided copy of identification card, of the participants (debtor, co-debtor and guarantor).
  • Copy of current social security employer’s slip of all participants.
  • Utility service bill or any other document for address verification.
  • Income related documents:

- Original salary certification of each participant, as of a month issue date. Such certification should indicate gross and net salary; time worked for the company, position in the company and verification that salary is free of liens and restrictions.
- If the debtor or one of the co-debtor receives income from own activities; should submit income certification from an authorized public accountant (in case the income is higher than $500 a month) or income certification from a private accountant.

  • Appraisal payment.
  • If the guarantee belongs to a corporation and there is only one legal representative of the company, he should submit a Charter Act of the Board of Directors dully registered, authorizing loan.
  • A certified copy of the cadastre plan, issued by the Cadastre Office of the Public Registry. The process can suffer delays, in the event that modifications might need to be performed at the Public Registry.
  • Registry report of the goods in guarantee issued by the Public Registry. The process can face delays, upon modifications that might be performed at the Public Registry.
  • Tax Municipal Certification.
  • Civil status certification of the debtor and the owner of the real state (issued by Civil Registry), whose date of issue does not exceed one month.

Forms that need to be completed:
(should be provided by BCR personnel)

  • Application Form with complete information and dully signed by the applicant.
  • SUGEF request of information Form dully signed.
  • BCR Know your customer form, with complete information and dully signed by the applicant (applies to people who are currently not BCR customers).
  • Affidavit of economic group interest dully signed by the applicant, when accrued debt with BCR is equal or higher than $500,000.00 or its equivalent in colons.
  • Please fill out the BCR group life insurance policy form.  In the event the accrued debt amount is in the quantity of 75,000.01 to 100,000.00 or $140,001 to $200,000 and the individual age is between 18 to 65 years old, submit the PAG form; whenever the amount is greater than 100,000,000 or $200,000 please submit No. 13 form:  Medical test Application.
  • If  individual is 66 years old or older, or the accrued debt or amount requested is up to 20,000,000 or up to $40,000 you must submit the V7 form; in the event that amount is between 20,000,001 to 100,000,000 or between $40,001 to $200,000,  please submit No. 13 form: Medical test Application.

Note: The accrued amount includes both BCR debt and debt to other entities.
